There are five steps to selling your property, each briefly outlined below:

Step 1 – Instruction

Please contact the Resales team at Thames Valley Housing on 0208 607 0550 and let us know you would like to get the ball rolling. We will send you a resale pack which explains the steps involved to sell your home.

Step 2 – Valuation

If you are interested in selling your home, you will need to have it valued. The valuation should be carried out by an independent RICS qualified surveyor who will provide a written valuation report. You are free to use any RICS qualified surveyors, however we have do have recommended surveyors on our panel. If you chose to have a valuation with one of these surveyors then we will refund you the valuation cost providing we find the buyer. Once instructed, the surveyors will contact you to take a payment for the valuation. They will take pictures and write a description that will be used to market your property. Once received, we will send you the completed valuation report.

Step 3 – Energy Performance Certificate

You are required by law to have an Energy Performance Certificate when selling your home. If you do not have a copy, you may be able to find yours here: https://www.epcregister.com/reportSearchAddressByPostcode.html If your EPC is not listed online you will be required to instruct an EPC assessor to create one, you can find a selection of assessors via the above website.

TVHA has the right to find you a buyer and has a three-month period to market your home. The sales fee is 1% of the full value of the property and is payable on completion.

Step 4 – Marketing Your Home

Once we’ve received your signed ‘Instruction To Sell’ form, EPC, pictures of your home and a property description we’ll start marketing your property. We’ll advertise online, telephone potential buyers and send out direct mailings to approved applicants. Interested buyers will register with us and contact you through our website by email to arrange an appointment to view your home. Don’t worry, your email address will not be advertised online to potential buyers. We ask that you respond to these enquiries within 48 hours so that the whole process can run smoothly. After viewing your property, the buyer needs to contact us if they wish to proceed. They will need to provide TVHA with a completed application pack to be approved by our compliance team. We can’t consider incomplete applications. If more than one buyer has completed a full application, we will prioritise applicants. When your property is under offer, we will update all marketing websites to reflect this. Interested applicants are still able to request viewings during this time, if you would rather not receive these enquiries please advise a Resales Consultant who will have your property removed from the websites.

Step 5 – Sales Progression

Once a buyer has been found for your property, you will need to instruct a solicitor and provide us with their details. We will then instruct our solicitors to proceed with the legal paperwork. We will progress the sale through to legal exchange and completion. We can liaise with all parties and provide regular updates throughout the sale process. Before exchange, you’ll need to make sure you’re up to date with your rent and service charge and any other payments required in terms of the sale. Rent and service charges are payable up to the date of completion; we calculate these and your solicitor will arrange payment of these on completion along with payment of legal costs and sales fees. Before completion, please arrange with your solicitor how you would like to handover your keys and any parking permits. Make sure that you’ve cancelled your direct debit payments once you have completed on the sale.

– Administration

Open Market Authorisation

In the rare occasion we haven’t found a buyer, after 3 months, it is possible to sell 100% of your home at this stage. Please speak to a Resales Consultant for more information regarding this process. You also have the following choices:- -Continue marketing with TVHA at a 1% fee; remember you will only need to pay this if we find you a buyer. -Find an estate agent of your choice. Valuation costs must be paid before you can market your home with another agent. It is important to note that in the event you decide to market your property through another agency or decide to withdraw your property from the market you will be liable to pay for your RICS valuation and Thames Valley Housing’s solicitor costs.
